KeyData survey: most U.S. rental managers expect growth in 2027

Three out of four professional managers in the U.S. expect higher revenue next year. They also expect more competition – and permits and rising taxes top their list of worries.

Data provider KeyData has published its 2027 Vacation Rental Industry Outlook. It is based on 392 responses from professional property managers in the U.S., with portfolios from under 30 to more than 500 units. Industry media first reported the results on October 5, 2026; KeyData's own article is dated October 13.

The key numbers

According to KeyData, 76.8% of the managers expect their revenue to grow in 2027. 65.2% expect higher occupancy and 55.5% expect higher average daily rates. At the same time, 64.2% expect more competition for guests.

Regulation is the most-cited challenge. According to the coverage in 10 Minutes News for Hoteliers, 39.5% name permitting or licensing, 33.9% rising occupancy taxes and tourism fees, and 28.2% pushback from residents or associations. 89% already use at least one AI application, most often for guest messaging.

VRM Intel highlights another detail: managers who review market data weekly were more optimistic about revenue (87%) than those who do it monthly or less (64%). Important: this is a survey of expectations, not measured results. VRM Intel notes that it should not be read as representative of the whole industry.

What does this mean for you?

The market is not shrinking, but it is getting more crowded. If you want to grow in 2027, you need to stand out with your listing, your reviews and your pricing – and keep a close eye on your local numbers instead of national averages.

Plan for higher costs from permits and taxes. Before you buy or expand, check the rules and tax rates for your exact address and build them into your numbers.
