Largo: $600 a year and inspections for every vacation rental

Largo in Pinellas County now requires every short-term rental to register, pay $600 a year and pass inspections before guests can check in. The program starts January 1, 2027.

The Largo City Commission voted 7-0 to adopt new rules for short-term vacation rentals, according to iHeart's 99.5 QYK. The St Pete Catalyst reports that the city estimates 600 to 800 short-term rentals in Largo. The rules cover homes rented more than three times a year for stays under 30 days, or homes advertised as regularly rented.

What the rules require

  • Fee: $600 for the first registration and $600 for every annual renewal.
  • Inspections: properties must pass inspections by Community Standards and the fire department before operating, and again at every renewal.
  • Documents: a state lodging license, a confirmation that you collect and pay the taxes, the maximum occupancy and number of bedrooms, contact details of a responsible party and a parking plan.
  • Limits: one guest per 150 square feet of permitted living space and one off-street parking space per three guests – street parking doesn't count.
  • Responsible party: available 24/7 and on site within two hours if a problem can't be solved by phone.

Timeline

According to the St Pete Catalyst, the city will notify owners and open registration in November, and the full program starts on January 1, 2027. At the same meeting, the commission also adopted a chronic-nuisance ordinance that applies to all properties, not just rentals.

What does this mean for you?

If you rent out a home in Largo, get your paperwork ready now: state license, tax registration, floor plan with square footage and a parking plan. Check whether your current maximum guest count still fits the 150-square-foot rule – it may be lower than what your listing says.

Add the $600 a year and the time for inspections to your numbers. Have the details confirmed by the city or a local professional.
