This Disclaimer applies to the website hostingunfiltered.com, the online course "Hosting Unfiltered – The Short-Term Rental Course," our free downloads, emails, books and social media content (together, "our content"), operated by Beach n Spicy LLC. It is part of our Terms of Service.

Education only

Our content is for general educational and informational purposes. We share what we have learned from running our own short-term rentals. We are hosts and investors – not your attorney, accountant, tax advisor, financial advisor, insurance agent or real estate broker.

Not legal, tax, financial, investment or insurance advice

Nothing in our content is legal, tax, accounting, financial, investment, insurance or real estate advice, and using our content does not create an attorney-client, advisor-client or any other professional relationship. Our content is general and can't take your personal situation into account.

Short-term rental rules differ by state, county, city and homeowners' association – and change often. Before you buy, rent out or finance a property, sign a contract or file taxes, check the current rules for your property and talk to qualified, licensed professionals where you live.

Earnings and results disclaimer

The income, returns, occupancy rates, profits and other numbers we share in the course, on this website, in our books, emails, videos and ads are our own results from our own properties, or examples and calculations based on stated assumptions.

  • They are not typical. We don't track the results of our students, so we cannot tell you what a typical student earns. Many people who learn about short-term rentals earn little or nothing, and some lose money.
  • They are not a promise or prediction. We don't guarantee that you will earn any money or achieve any particular result.
  • Your results depend on you and on many factors outside anyone's control – including your market, property, purchase price, financing and interest rates, local regulations and permits, taxes, insurance, competition, seasonality, platform rules and fees, the economy, and the time, money and skills you invest.
  • Real estate involves real risk. Buying, renting or financing property can lead to substantial losses, including the loss of your entire investment. Cities can restrict or ban short-term rentals, sometimes with little notice. Never invest money you can't afford to lose.
  • Past results don't guarantee future results. Our results were achieved in particular markets and at particular times. Markets and rules have changed and will keep changing.
